第一次購屋著和新屋的福利 - Home Buyer Tax Credit

自從經濟開始下滑後, 政府開始推出了很多的救援計畫. 不外乎有銀行的, HEALTH PLAN, SMALL BUSINESS, REAL ESTATES, EDUCATIONs.. 等等.. 而我, 最在乎的當然只有在REAL ESTATE這房面, 誰叫這是離我們最貼身, 貼近而又會幫助我們最大的一行!

今天想跟大家分享一下OBAMA的新購屋TAX CREDITS.. 如果已經知道的格友, 希望我以下所分析的可以對妳們有更大的幫助, 而如果還不知道的, 趕快吸收一下, 想想自己可以如何TAKE 這個ADVANTAGE喔!

基本上分兩種:

A: FIRST TIME HOME BUYER CREDIT - FEDERAL TAX CREDIT - $8000.00

這是一個給於在三年內都沒有房子的人所可以申請的 $8000 TAX CREDIT (這是真的退你$8000, 而不是先抵掉TAX 的$8000, 才退款) It's not Tax Deduction , it's Tax CREDIT.
如果你本來要付 $1000的稅, 你反而可以拿回$7000喔!!

當然, 一定會有些附加條件, 請帶我一一分享!

1) How much is the tax credit worth??
Ans: Up to $8000 or 10% of the purchase price (whichever is less)
(退$8000 或著10%買的房價, 看哪個少)

2) How is the credit allotted??
Ans: One time credit for 2009 home buyers
(一次退給你)

3) What type of home does this apply to??
Ans: Any new or used home, including foreclosres
(任何新的或舊的房子, 甚至銀行屋都可)

4) Is the credit for primary residences or for secondary?
Ans: Primary residence only
(只能給自住的房子)

5) How long does the program run?
Ans: For Homes purchased/escrow closed between 1/1/09-12/1//09
(只能給在今年買的房子可以享有這個好處, 但是你的ESCROW必須在12/1/09 以前CLOSED.)
如果有興趣的朋友, 有一點要特別注意, 因為通常當你OFFER完房子, OPEN ESCROW後,貸款的程序都要30-45天才會CLOSED, 這也表示, 如果你想要享有這個CREDIT的BENEFIT, 就必須在 10月中以前拿到OFFER ACCEPTANCE & OPEN ESCROW, 不然等你ESCROW CLOSED後, 如果超過了12/1/09, 你就根本無法享有那個$8000的福利了).


6) Does the credit need to be repaid??
Ans: Only if borrower moves /sold within 3 years of closing.
(除非在三年內賣掉或搬離這個房子)
如果你3年內想要TAKE PROFIT, 然後賣掉這個房子, 政府就會要你償還這個TAX CREDIT

7) Who is eligible??
Ans: FIRST TIME BUYERS ONLY; PRINCIPLE RESIDENCE
(第一次購屋著, 和必須拿來當自住的房子才行)

8) Are there any income limits?? (See IRS Form 5405 on your adjusted income section)
Ans: Single up to $75,000; Married couples up to $150,000
(單身的年收入不能超過$75,000, 已婚的不能超過$150,000)

9) How do I claim the credit??
Ans: On your 2009 Tax Returns
(到了2010年報稅時, 請教你的CPA)

工作分享之貸款Home Affortable Plan & Home Modification Plan


突然發現, 以前小的時候, 看到爸媽每天時間一到就打開新聞看, 看完新聞, 再配報紙自己一點也不覺得有什麼好看的, 只覺得是老人的行為如果是要我看新聞, 我只看娛樂新聞, 要我看報紙, 我也只看娛樂版.. 現在自己也步入的接段嗎??
自從畢業後, 上了班, 前一兩年, 我只是在摸索我這個行業, 看看倒底適不適合.  當我發現, 這是份我愛的工作後, 我就慢慢開始注意著每天的新聞, 是什麼影響著房地產的趨勢, 是什麼影響利率的變動?大部分只是關心有關自己的行業
每天一開電腦, 就先看看 CNN有什麼頭條. 上班的路程放的一定是AM 1070, 因為它會告訴我今天利息是長還是跌本來也不過就聽聽這些大方向的東西, 但因為現在的經濟大蕭條, 很多人說都是我們這些貸款公司搞出來的爛帳, 因為我們當初讓客人帶0頭款的利率, 因為我們做了那些NEGATIVE AMORTIZATIONPROGRAM, 因為我們接受那些不查收入的PROGRAMs, 因為我們APPROVE那些爛分數的客人.. 拜託.. 又不是我們貸款公司的問題, 如果政府沒有APPROVE那些GUIDELINES, 如果沒有後面那些大銀行放貸,  我們也沒辦法賣那些產品給客人我們是別人給我麼什麼產品, 我們就賣什麼而已, 但反倒而知, 現在大家怪的是我們這些中間的授權經濟人.   真衰….
也因為以前有那些隨便人都可以買的產品, 現在市場一爛, 銀行越來越嚴了, 一定要有5%頭款, 想要好的利息, 最好有700,  要更好, 740, 沒有不查收入的產品, 每個人都要查兩年的收入.
以前不用看W-2, 現在一看就是兩年, 以前不用看銀行的STATEMENT確保你有沒有頭期款在裡面,
現在蝦米都要看基本上, 每天都有新的GUIDELINES 出來要我們裝入頭腦 (做這行我一定不會老人痴呆).  最近OBAMA又過了兩個新的PROGRAMs CALLED “Home Affortable Refinance” PLAN, & “Home Affortable Modification” 是希望可以幫助HOMEOWNER降低利率的PROGRAM (REFINANCE ONLY), 但其實這個PROGRAM 還沒有真正出來, 要等4-5我現在只有大概的資料, 現在這裡跟大家分享一下。
“Home Affortable Refinance” Must apply to all to qualify: 
1)      Are you the owner of a one- to four-unit home? (很簡單)
2)      Do you have a loan owned or guaranteed by Fannie Mae or Freddie Mac? (最難)
3)      Are you current on your mortgage payments?(廢話)
4)      Do you believe that the amount you owe on your first mortgage is about the same or less than the current value of your house?  (Max LTV 105%)  LTV 是什麼呢? LTV就是貸款loan amount / current value (現在房子的價值) 
其實感覺上好像很容易Qualify, 但是, 第二點就很難了, 到時候會有網站出來讓大家查自己的房子是不是Fannie Mae & Freddie Mac 所擁有, 我再分享給大家, 現在還是別講太多, 誰知道明天又會出現什麼改變?? 
至於另一個PROGRAM呢??
“Home Affortable Modification : Must apply to all to qualify:
1) (一定要是自住的房子)
2) Is the amount you owe on your first mortgage equal to or less than $729,750? (不能超過 $729,750)
3) Are you having trouble paying your mortgage? (廢話, 誰沒有)
4) Did you get your current mortgage before January 1, 2009? (要1/1/09以前)
5) Is your payment on your first mortgage (including principal, interest, taxes, insurance and homeowner's association dues, if applicable) more than 31% of your current gross income?   (這點最難, 把你的房子PAYMENT+地稅+火險,管理費)/妳的月收入before tax = 31% 
      更簡單的算法, SALARY 乘以 31% 就是你所可以擁有的PAYMENT.... 難上加難啦! 
或許對我們這些還沒有自己房子的人沒有幫助, 但知道的可以幫助你身邊的人.  有問題隨時歡迎!

First Time Home Buyer Tax Credit

這是給初次購屋著的福利,

The new $7,500 tax credit for first-time homebuyers.

雖然是 $7500 Tax Credit, 卻不是真的免費的, 請看以下條件

The tax credit is not a gift or a grant but essentially a 15 year loan to the homebuyer and, while it is interest free, will require filing a tax return and will carry the same IRS penalties for non-payment as accrue to delinquent taxes.


Warnings duly noted, further information and the regulations regarding this tax credit are now available. If you have an interest in the program, here are some basic facts.


The credit is available only to first-time home buyers defined as buyers who have not owned a principal residence for three-years prior to the subject purchase. The ownership test applies to both partners in a marriage; i.e. if a husband has not owned a home in the past three years but the wife has, neither spouse qualifies for the first-time home buyer tax credit. (It appears that this would be the case even if the husband is purchasing the property only in his own name.) A buyer can still be eligible for the credit even if he owns a vacation home or rental property not used as a principal residence.

哪些人可以QUALIFIED??

Single taxpayers with "modified adjusted gross income" up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit. Individuals and couples with incomes above the thresholds may still qualify for a lesser credit, however, taxpayers with adjusted gross income above $95,000/ $170,000 phase out of the program completely.

需要申請嗎和APPROVE嗎?? 不用...但請先洽詢你的 CPA

There is no need to fill out an application to qualify for the tax credit. First-time homebuyers merely claim the credit when filing the tax return for that year. No pre-approval is necessary, but if you are relying on this program to purchase a home you may want to check your eligibility. Your tax advisor may be able to help you with this.



The credit is available even to those with little or no federal income tax liability to offset. This usually means that the government will send a check for part or all of the credit. Otherwise the credit is used to offset any unpaid taxes or increase a refund.

有限制購屋期間嗎??

The credit is available for homes purchased between April 9, 2008 and July 1, 2009 and applies to both new and existing homes whether attached or detached, condominiums, mobile homes, or houseboats. A homebuyer contracting for a custom built home can qualify for the credit as long as the home is first occupied between the April 2008/June 2009 dates. (For newly-constructed homes bought from a home builder, eligibility for the tax credit is determined by the settlement date.)



The $7,500 credit represents 10 percent of the purchase price of a low cost home. Most who use the program will be able to claim this full amount, however, in the event a home is purchased for a lesser amount, the 10 percent cap will apply. That would mean that a $65,000 purchase would result in a $6,500 credit.



There are other refinements to the program. For example, if it is to his benefit, a taxpayer can apply for the credit in a different year than the home is purchased. There is also a possible forgiveness of debt for homeowners who sell the home before the loan is repaid and do not received sufficient gain from the sale to cover the loan balance. 誰是下一個??? 倒閉風暴 ?

最近的金融風暴真的很嚇人...

從Countrywide 被Bank of America 收購,

Indymac倒閉開始,

JP Morgan Chase 收購Bear Stearns,

再來又是LEHMAN BROTHERS 倒閉, ...BofA 收購 Merrill Lynch,

最近又是AIG的新聞.. AIG是全美最大的保險公司, 居然都可以到這種地步,

雖然政府有借貸850億元幫他們, 但這只能暫緩, 並不能解決問題..

那擁有這些保險的OWNER,也就因此喪失了權益 (包括老媽在內啦).....

還有現在大家最關心的 WAMU 銀行, 目前CHASE正在洽談購買它們,

希望WAMU不要再擺高姿態了, 你們就賣了吧, 可以救到那些在WAMU上班的

員工們, 讓他們不會失去工作.. 也可以就到我們這些忠實的用戶.

各為覺得WAMU會不會被收購呢???

M 型社會

最近常常在周圍的朋友, 電視, 聽到[ M 型社會] 這四個字.
一剛開始 聽到時,有點"霧撒撒", 有點覺得自己怎麼那麼俗阿,
都聽不懂人家在講什麼, 也覺得, 自己是不是有點OUTDATE了,
所以連現今最"厂ㄤ"的字眼都不知道, 難怪我是在平的那區...

如果, 你還不知道 [M 型社會] 是蝦米意思,
就讓我來解說一下.

[M 型社會] 是日本趨勢大師大前研一05年所提出,主要說明中產階級消失,貧富兩級化的現象。

中產階級逐漸消失,朝向兩端移動,要嘛就加入有錢人的陣營,要嘛就加入窮人的陣營。就好像M 這個英文字母一樣,中間凹陷而兩端突起, 也好像是金字塔頂端和底端的差別.
台灣, 香港, 日本, 早就已經是這樣的趨勢, 即將很有可能變成[L型化的社會].

團結力量大, 有錢出錢,有力出立.. !

經濟低迷 算命生意增三成

剛看到一篇報導, 跟大家分享一下!!

 物價一直飆、薪水負成長、股票賠大錢,投資多失利,工作又難找,近2個月以來,各種經濟病症併發,金融界、投資圈,人心沉悶,經濟低迷、只好依靠神明,算命生意增三成,求神問卜的人,明顯增加。
 .......。
 最近這2個月以來,家事、錢事、天下事,事事煩人,不少人做股票賠掉30%、50%,買股票基金也大虧15%、20%,物價一直上漲,薪資還負成長。
 銀行主管說,身處在這種大環境中,心情真的很苦悶,不少理專失眠、去看心理醫生,同時,找算命師的人也不少,像在辦公室裡頭,有人提到1位算命老師很準,馬上一堆人去要電話。
 一家民營銀行財富管理部門主管說,最近好些年沒去廟宇的另一半,由於投資股票不順利,帳上虧損不少,前兩天,一個人去行天宮上香,希望神明保佑,扳本賺錢。
 失業、高物價、低薪資、投資賠錢,這些都不是老百姓能扭轉的,一精通五術紫微的算命老師說,大環境不佳,人人最關心的就是自己的荷包。
