今天想跟大家分享一下OBAMA的新購屋TAX CREDITS.. 如果已經知道的格友, 希望我以下所分析的可以對妳們有更大的幫助, 而如果還不知道的, 趕快吸收一下, 想想自己可以如何TAKE 這個ADVANTAGE喔!
基本上分兩種:
A: FIRST TIME HOME BUYER CREDIT - FEDERAL TAX CREDIT - $8000.00
這是一個給於在三年內都沒有房子的人所可以申請的 $8000 TAX CREDIT (這是真的退你$8000, 而不是先抵掉TAX 的$8000, 才退款) It's not Tax Deduction , it's Tax CREDIT.
如果你本來要付 $1000的稅, 你反而可以拿回$7000喔!!
當然, 一定會有些附加條件, 請帶我一一分享!
1) How much is the tax credit worth??
Ans: Up to $8000 or 10% of the purchase price (whichever is less)
(退$8000 或著10%買的房價, 看哪個少)
2) How is the credit allotted??
Ans: One time credit for 2009 home buyers
(一次退給你)
3) What type of home does this apply to??
Ans: Any new or used home, including foreclosres
(任何新的或舊的房子, 甚至銀行屋都可)
4) Is the credit for primary residences or for secondary?
Ans: Primary residence only
(只能給自住的房子)
5) How long does the program run?
Ans: For Homes purchased/escrow closed between 1/1/09-12/1//09
(只能給在今年買的房子可以享有這個好處, 但是你的ESCROW必須在12/1/09 以前CLOSED.)
如果有興趣的朋友, 有一點要特別注意, 因為通常當你OFFER完房子, OPEN ESCROW後,貸款的程序都要30-45天才會CLOSED, 這也表示, 如果你想要享有這個CREDIT的BENEFIT, 就必須在 10月中以前拿到OFFER ACCEPTANCE & OPEN ESCROW, 不然等你ESCROW CLOSED後, 如果超過了12/1/09, 你就根本無法享有那個$8000的福利了).
6) Does the credit need to be repaid??
Ans: Only if borrower moves /sold within 3 years of closing.
(除非在三年內賣掉或搬離這個房子)
如果你3年內想要TAKE PROFIT, 然後賣掉這個房子, 政府就會要你償還這個TAX CREDIT
7) Who is eligible??
Ans: FIRST TIME BUYERS ONLY; PRINCIPLE RESIDENCE
(第一次購屋著, 和必須拿來當自住的房子才行)
8) Are there any income limits?? (See IRS Form 5405 on your adjusted income section)
Ans: Single up to $75,000; Married couples up to $150,000
(單身的年收入不能超過$75,000, 已婚的不能超過$150,000)
9) How do I claim the credit??
Ans: On your 2009 Tax Returns
